### Job Title: Building Manager ### Job Summary: The Building Manager oversees the day-to-day operations, maintenance, and safety of a building or property. This includes ensuring the physical structure is well-maintained, managing contractors and vendors, and addressing any issues related to the property. The Building Manager works closely with tenants, service providers, and sometimes the property owner to maintain a safe and functional environment. ### Key Responsibilities: 1. Building Maintenance: - Ensure that the building is kept in optimal condition by coordinating routine maintenance, repairs, and upgrades. - Oversee cleaning, landscaping, pest control, and other services to ensure the building’s appearance and functionality are maintained. 2. Vendor and Contractor Management: - Liaise with and oversee service providers, including HVAC, plumbing, electrical, and security contractors. - Manage contracts for maintenance, cleaning, and other services. 3. Safety and Compliance: - Ensure the building complies with local, state, and federal regulations regarding safety, accessibility, and health. - Conduct regular inspections to identify hazards and address safety issues. - Coordinate fire drills, emergency evacuation procedures, and ensure all safety equipment (e.g., fire alarms, sprinklers) is operational. 4. Tenant Relations: - Act as the point of contact for tenants, addressing concerns, complaints, and requests promptly. - Coordinate move-ins and move-outs and ensure proper documentation of leases or agreements is maintained. - Enforce building rules and regulations, ensuring tenant compliance. 5. Budgeting and Financial Oversight: - Assist in creating and managing the building's budget for repairs, maintenance, and operations. - Ensure cost-effective purchasing of supplies and services without compromising quality. - Keep detailed records of expenditures, contracts, and maintenance work. 6. Energy Management: - Monitor the building's energy usage and implement energy-saving initiatives where possible. - Coordinate with contractors to upgrade systems to more energy-efficient options when needed. 7. Security: - Ensure that security systems such as access controls, surveillance cameras, and alarms are operational and effective. - Work with security personnel to maintain the safety of occupants and the building. 8. Emergency Response: - Be available to handle building emergencies 24/7, including responding to system failures or security breaches. - Coordinate with emergency services when necessary. Job Requirement ### Key Skills and Qualifications: - Proven experience in building management, property management, or facilities management. - Strong knowledge of building systems (HVAC, electrical, plumbing). - Familiarity with health and safety regulations and local building codes. - Excellent communication and interpersonal skills for dealing with tenants and contractors. - Strong problem-solving skills and the ability to manage multiple tasks. - Basic budgeting and financial management skills. - Ability to respond to emergencies and manage crisis situations. ### Education and Certifications: - High school diploma or equivalent; a degree in property management, construction management, or a related field is preferred. - Certifications in building management or safety (e.g., Certified Facility Manager) may be advantageous. ### Reporting To: Property Owner, Facility Manager, or Property Management Company ### Work Environment: The Building Manager works on-site, managing building operations. This role may require after-hours work, especially in emergencies, and frequent interaction with tenants, contractors, and service providers. This role is vital in ensuring the building remains operational, safe, and comfortable for its occupants.
