I. Job descriptions As the Building Manager, you will be responsible for overseeing all management operations and administrative functions of the Management Corporation (MC) for residential and commercial properties, including but not limited to: 1. Building Operations: Supervise day-to-day property operations, ensuring seamless management and service delivery. 2. Budget Management: Oversee financial planning, budget allocation, and expense tracking for property operations. 3. Tenant Relations and Communications: Foster positive relationships with tenants, addressing inquiries and ensuring tenant satisfaction. 4. Emergency Response and Contingency Planning: Develop and implement emergency response protocols to safeguard property and tenant safety. 5. Maintain Good Relationships with Residents: Ensure consistent communication and build rapport with residents to enhance their living experience. 6. Leasing: -Conduct market research to accurately set competitive leasing rates. -Respond promptly to tenant inquiries, ensuring high levels of tenant satisfaction and retention. -Assist the sales team by supporting administrative processes and streamlining leasing procedures. -Collaborate with property agents to expand leasing opportunities and manage property listings, viewings, and related documentation. -Work closely with internal teams to optimize operational processes for property management. -Maintain detailed records of property listings, leases, and agreements. 7. Maintenance: -Lead maintenance operations by managing both internal staff and external contractors to ensure top-tier service delivery. -Coordinate maintenance activities, including renovations, HVAC, and plumbing, ensuring adherence to property standards and tenant requirements. -Plan and oversee maintenance schedules in collaboration with teams and tenants, ensuring quality standards and deadlines are met. 8. Cleaning and Security: -Organize and manage outsourced cleaning and security services, ensuring vacant properties are maintained to high standards for showings and tenant move-ins. -Collaborate with cleaning and security providers to maintain quality assurance and manage schedules effectively. II. Recruitment Criteria: -Proficiency in English is mandatory. -3 to 5 years of experience in the Property Management industry. -Ability to work independently with minimal supervision. -Strong communication skills, particularly in dealing with local authorities. -Through knowledge of local regulations and legal requirements. -Strong administrative and documentation skills. The project is finally completed ahead of the schedule and issue to handover over to its buyers from August 2023 onwards.
