Position: MEP Staff
Reports to: MEP Supervisor/ Operations Manager
Duties and Responsibilities:
1. General Maintenance and Repairs
Perform general maintenance tasks such as plumbing, electrical, HVAC, and carpentry repairs.
Respond to and resolve maintenance issues reported by guests or staff (e.g., faulty air conditioners, broken plumbing, electrical malfunctions).
Conduct regular inspections of rooms, common areas, facilities, and equipment to identify and resolve potential issues.
Carry out minor repairs and touch-ups to furniture, walls, doors, and other hotel or apartment fixtures.
Perform maintenance of the hotel's mechanical, electrical, and plumbing systems (MEP).
2. Guest Room and Public Area Maintenance
Perform scheduled preventative maintenance checks on guest rooms, public areas, and back-of-house facilities.
Ensure that all guest rooms and common areas meet the required safety and quality standards, including proper lighting, electrical outlets, and HVAC systems.
Inspect and maintain all hotel equipment, such as elevators, laundry machines, and fitness center machines.
Handle guest complaints promptly and effectively, ensuring issues are resolved within an acceptable timeframe.
3. Preventive Maintenance Program
Execute preventive maintenance tasks according to a structured schedule, ensuring all equipment and facilities are in optimal working condition.
Maintain a record of preventive maintenance performed and ensure that tasks are completed on time.
Ensure that all tools and equipment required for maintenance tasks are maintained in good condition.
4. Troubleshooting and Emergency Repairs
Respond to emergency maintenance calls in a timely and efficient manner.
Identify, troubleshoot, and repair electrical, plumbing, mechanical, and HVAC issues as they arise.
Ensure that emergency systems, such as fire alarms, sprinkler systems, and exit lights, are in working order at all times.
5. Safety and Compliance
Adhere to health and safety regulations, including fire safety and hazard management.
Ensure all maintenance activities are performed in compliance with local laws, industry standards, and hotel policies.
Perform safety checks on equipment to prevent accidents or injuries.
Assist in maintaining a safe working environment by following the correct procedures for handling tools and chemicals.
6. Inventory and Equipment Management
Assist in maintaining inventory of maintenance supplies, tools, and spare parts.
Monitor stock levels and report any shortages to the supervisor for replenishment.
Ensure proper usage of maintenance supplies, minimizing waste or misuse.
7. Coordination with Other Departments
Collaborate with housekeeping, front office, and other departments to ensure smooth operations and resolve guest issues related to maintenance.
Participate in daily or weekly departmental meetings to discuss maintenance issues, updates, and improvement projects.
Work closely with the housekeeping department to ensure that maintenance issues are promptly addressed without causing disruption to guests.
8. Documentation and Reporting
Maintain records of all maintenance work completed, including repair requests, preventive maintenance logs, and inventory tracking.
Submit daily, weekly, and monthly reports on the status of repairs, preventive maintenance, and any issues encountered.
Document any issues with hotel equipment or facilities and communicate with management regarding necessary upgrades or replacements.
Skills and Qualifications
Technical Proficiency: Experience in basic electrical, plumbing, mechanical, and HVAC maintenance.
Troubleshooting: Ability to diagnose and repair a variety of maintenance issues.
Attention to Detail: Ensure all work is completed to a high standard and is fully functional.
Problem-Solving: Ability to quickly address and resolve unexpected maintenance problems.
Customer Service: Strong communication skills to effectively address guest maintenance requests.
Time Management: Ability to prioritize tasks effectively to meet deadlines and ensure minimal disruption to guests.
Experience and Qualifications
High school diploma or equivalent; vocational or technical certification in maintenance, electrical, plumbing, HVAC, or a related field is a plus.
Previous experience in hotel, serviced apartment, or facility maintenance preferred.
Knowledge of building systems and equipment such as HVAC, boilers, fire systems, etc.
Ability to work with basic hand tools and power tools.
Physical Requirements:
Ability to lift heavy equipment and supplies.
Ability to stand, walk, climb, and kneel for extended periods of time.
Ability to work in a variety of environments, including guest rooms, mechanical rooms, rooftops, and outdoor areas.
Working Hours:
Flexible hours, including weekends, evenings, and holidays, as needed.
Availability for emergency on-call duties.
Additional Requirements
Language: Basic knowledge of the local language; English proficiency is preferred.
Appearance: Well-groomed and uniformed as per the hotel’s policy.
Teamwork: Ability to work well in a team environment, supporting other team members as needed.
